How much does a rear extension cost in Leeds or Wetherby?

Typical finished single-storey rear extensions are priced largely by floor area; two-storey builds use a rate per m² of total floor area across both floors. Building control / build-over is allowed for in every estimate. Optional glazed doors, fit-out labour, steel, roof lanterns and access add cost.
